Use Our Private Funds to Flip Your REO's & Short Sales

We have now introduced our newest program that provides you Private Funds to use for Flipping A-B, B-C Short Sale and REO Transactions. You can negotiate a short sale with a profit spread and then line up a pre-approved buyer who has agreed to purchase the home. Then our Investor will provide the Cash to buy the short sale from the Bank. You then flip the property to your pre-approved buyer and keep the profit. No Credit needed, just have a pre-approved buyer ready to make the final purchase.

The cost to use the funds to buy the short sale property is 1% plus a $300 flat fee which is paid from your profits at closing. Compare this to other companies that charge you a processing fee up front which you must pay even if the deal doesn’t close. Buy a home worth $200,000 in a short sale for $100,000 and resale for $150,000. You keep $50,000 minus 1% ($1,000+$300 flat fee paid at closing).

The 1% Short Sale Program requires that your buyer obtain their own bank financing. This is different from our Joint Venture Program where the buyer is offered Owner Financing and the 1st lien note is sold at closing for Cash. This program is available to Platinum members only.

How It Works

Once your deal is set up you simply provide our Private Investor with the required documentation including; your buyer’s loan pre-approval letter form their Lender, your offer of acceptance letter from the Foreclosing Lender and our Private Investor’s Short Sales Funds application.

Proof Of Funds Letter

Platinum members have access to an online form which allows you to print a proof of funds letter from our Investors. The proof of funds letter confirms that you have been pre-approved for a hard money loan based on a 100% LTV to purchase properties. The maximum amount the online form pre-qualifies you for is $300,000. If you need a POF letter with a higher amount you can get one by request.

Title Company Specializes In A-B, B-C Short Sale Transactions

Platinum members will be introduced to an exceptional title company that specializes in A-B, B-C Short Sale Transactions in all 50 states. The title company has created a specialized method by which investors can buy and sell properties at the same time safely and legally. It is a program that is sweeping the real estate investment community and is being taught by the top real estate lecturers and coaches in the country. Eighty percent of A-B, B-C Short Sale Transactions are completed successfully when using the title company’s method of closing. As an additional service the title company will also negotiate the short sale with the bank for you.

Down Payment Program

Platinum members will be introduced to a legal down payment assistance program that effectively enables you to use equity in the property to pay up to $75,000 of the buyers down payment. This is not a “Gifting” program and should not be compared to the Nehemiah, AmeriDream or Neighborhood Gold “Gift” programs. Conventional loan lenders consider any fee being paid to a non-profit, that provides the home buyer a gift, as a seller concession. Typically, a seller concession can be used to subsidize a buyer’s closing costs, but can not be used for the down payment. With the program we use the buyer’s lender will consider the buyers down payment as “earned income” even though it’s coming from the seller’s equity. As a matter of fact, the buyer will even have to pay taxes on it because it is in fact “earned income”.

Business Opportunity

There is a business opportunity available with the 1% Short Sale Program. You can make money by simply introducing other Real Estate Investors to the program. When they join the program to get access to the 1% funds you make a commission of either $200, $400 or $600. The 1% Short Sale Program is available in all 50 states.

Investors can join at the Platinum level and have access to all of the programs described on the website including the 1% Short Sale funds. This is a one time fee with a yearly $97 renewal charge for access to the back office and weekly training. For Investors that are currently paying 2.5% or more for Short Sale funds this is a no-brainer. You will get your return on investment the very first short sale deal you do.

This program works very well. and is the only thing I have right now in putting transaction together We are about the only solution out there right at this very moment in time for the real estate market across the U.S.( In my humble opinion)
