Buildium Property Management Software

Back in March 2009 I made the decision to open the property management division for our real estate company, North American Realty of Nevada in Las Vegas.  I was hoping to have everything we needed in place by May 2009 so that didn’t give me much time.  Not only did I have to get my Property Management Permit and Brokers License, I needed to have the right Property Management Software and it had to be affordable.

I spent many hours doing research for the best Property Management Software.  I spoke to numerous property managers from around the country to see what they were using and what they recommended.  After a few weeks, I narrowed down my selection to Buildium Property Management Software and Yardi.  Both had great reviews and were recommended by many Property Managers I spoke with so I knew I couldn’t go wrong with either choice.  Ultimately it came down to price.

Buildium allowed me to start at a very affordable priced of $19.99 a month for up to 25 accounts.  Since I was just starting out, I didn’t have but a few accounts, so it was nice to only have to pay $20 a month while I was trying to grow my Las Vegas Property Management business.  Their price structure is based on a sliding scale, as you gain more accounts, your monthly fee increases.  I currently have 73 accounts and I am only paying $49.99 a month.

Besides being so affordable, I can do everything I need to do as a Las Vegas Property Manager from anywhere, as long as I have an Internet connection.  Buildium is web based which allows me to log in from any computer with Internet access.  I can even run credit and background checks on potential tenants through the software because of their affiliation with Trans Union.  The accounting side of the software took me some time to get down since this type of accounting was new to me but once I understood it, I couldn’t imagine using anything else.

So here are a few tips if you decide to go with Buildium Property Management Software.

  • Sign up for Buildium’s FastStart Training – It’s not free but you get one on one training with an overview of the software.
  • Watch all the Tutorial Videos before you contact support – If you don’t have at least 150 accounts, you will be charged a fee for phone support.  I have called a few times for assistance and wasn’t charged but I was reminded that my plan did not include free phone support.  You do receive free online support.
  • Familiarize yourself with all the tools Buildium offers.  Some of tools and services are pretty cool.

I’ve been hearing good feedbacks about this software in property management. I think everybody in the business uses it already.

I am aware of many Property Managers from around the country using this software. It’s easy to use and it’s very affordable.
