Investing in apartments can have multiple advantages for the real estate investor. Investing in an apartment building or apartment complex can prove lucrative if the initial purchase has been advantageously structured, and provided the property or properties will be well managed.

When evaluating a residential property for possible purchase, inspection of the condition of the building in general, and the individual apartment units in particular, by a licensed building contractor is an absolute necessity.

Examination of current tenant leases are still another important factor not to be overlooked. Don’t overlook the neighborhood location either. The location often will dictate the kinds of tenants your apartments will attract.

Parking conditions are important not to overlook as well. Covered or secure parking is more coveted by a prospective tenant than parking on the street.

Familiarize yourself with the area. Drive around the neighborhood to see for yourself. Talk to your Realtor, check crime reports, etc. Check if the apartment building or buildings have been cited for any violations, past and present.

Certainly, you must research the marketplace. Check with your Realtor, property management companies, etc., and compile a thorough dossier on current rentals, building sales, etc. in the immediate area. You will probably find significant differences in purchase prices, from building to building, but rentals will most likely be more consistent, since astute landlords will know their competition.

It’s important to consider the fact that due to the current economic crisis, many people have lost, or are in the process of losing their homes, and since everyone needs a place to live, where else to go but to an apartment?

That seems obvious. In fact, during the time, just a few years ago, when single-family home prices were going through the roof, apartments played a significant role in housing those folks who were unable to afford these homes.

Certainly, regardless of the ups and downs of the single-family home marketplace, there will always be apartment dwellers that could not afford, or prefer not to live in a single-family home.

Unquestionably, the apartment sector benefits, and will continue to benefit real estate investors as an investment that basically is enhanced by demographic trends, and offers intrinsic advantages relative to other property types, such as stable cash flows, higher liquidity, and lower market and asset volatility.

Don’t want to deal with tenant problems, emergencies, maintenance and repair? Then do yourself a favor and hire a good, reliable management company that will take care of it all; collecting security deposits and rent, maintaining good tenant relations, enforcing leasing requirements, evictions, the works. The fee you will pay them is well worth it.

Do this right and you will have tenants that are basically paying your mortgages, a positive monthly cash flow, and property value appreciation.
