There is an old tried and true saying that goes, “you have to spend money to make money.”But it’s just as true that you often have to spend money to save money.
In these days of increasing energy costs, and a strong focus on recycling and global warming, the so-called eco-friendly or “green” home concept has become increasingly popular. Remodeling a home to increase energy efficiency not only lowers overall energy costs, but additionally increases the home’s value.
For example, if a potential home buyer is interested in two very similar homes in the same neighborhood, and one is eco-friendly, it is very likely, that the eco-friendly home even if priced somewhat higher, will be chosen, especially when the buyer considers the annual savings in energy costs offered by the energy-efficient residence.
At this point, it should be pointed out that careful consideration should be given to how much of an investment should be made in “greening” the home. Upgrading to a point where the house would have to be sold for considerably more than similar homes in the neighborhood in order to recoup the energy efficient upgrading costs would not be a good idea.
Yes, everyone would prefer to live in an energy efficient home, but would a buyer pay, for example, another fifteen or twenty thousand dollars more for an energy efficient home, than for a well kept, similar, but not quite as energy efficient home in the area? Probably not!
Certainly, the energy efficient home definitely increases a home’s value and saleable factors, but plays no more important a role in attracting a buyer than neighborhood demographics, a home’s “curb appeal,” a well designed and well-kept interior, and an attractive asking price.
Solar systems, high efficiency insulation, energy star rated appliances, double/triple paned windows, ceiling fans, an energy-efficient cooling/heating system, and, in desert climes, such as Nevada and Arizona, xeriscaping with drought resistant but attractive trees and shrubs, are all part of what constitutes an eco-friendly environment, a “green home,” if you will.
If you are interested in purchasing a new home in the Las Vegas/ Henderson/Boulder areas that have been constructed to “green” specifications, there are a number of builders to consider.
