3 Tips to Revamp your Home Listing



With the current real estate issues, properties can sit on the market for ages and fail to receive realistic offers. As a result, sellers become jaded and continue to lower the listed price without receiving much success. If the home you are trying to sell is at a standstill, what do you do?

First, it is essential that you understand that you should never take a ridiculously low offer because you feel desperate. Yes, there is a buyers’ market out there, but if your listed price is incredibly realistic then taking an offer significantly below your list price is not recommended.

Instead, follow these essential tips:
Remove Your Property from the Market

Sometimes one of the best ways to get out of a stagnant situation involves actually taking your home off the market while you make some simple changes to the listing. Remove your property for between three to five months and allow the current wave of buyers to fizzle out, allowing a new set of buyers to start looking for a new home.

More often than not, if your home has been on the market for a while buyers will shy away from your home because they feel that something must be wrong with the home if it has been listed for more than three months. Therefore, removing your home from the market for a short period of time is often essential to attracting buyers.

Consider Essential Property Renovations

Now that your home is off the market for at least three months, it is time to consider making some minor renovations that can go a long way in helping you sell your home. Does your home have a dire need of repainting on the inside or outside? If so it may be time to give your home a fresh coat of paint that will make the home more appealing. Making simple and relatively inexpensive renovations while your home is off the market can help your property draw in buyers once it is relisted.

Along with renovations, it may be time for you to update and/or change the way you are portraying your home. How is your home staged? The furniture and decorations in the home go a long way in helping your property seem attractive. Change the staging and take new pictures for your new listing.

Create a New Listing and Asking Price

Now that your home has been off the market and has received a face lift, it is time to put your home back on the market with a new asking price that represents the current real estate market. Is your original asking price too high? If so, it may be time to lower it a bit. A list price of $159,000 seems much less than $160,000 to some buyers. Therefore, take the asking price into consideration when creating your new listing.

In the end, if your home has been on the market for multiple months but has yet to receive realistic offers, it may be time to remove your home from the market temporarily and give your home and listing a facelift. Making simple changes to your home and listing can go a long way in attracting buyers.

    Great tips. I might actually have to take one of my listings off the market soon and put it back on the market early next year. My only concern is having all the “expired listing agents” door knock, call or mail postcards to my client. Any suggestions?
