Don’t forgo the inspection – A home inspection, because it involves yet another cost, is one of the things commonly dumped by first-time home buyers. It is important to realize that a home inspection may cost you a few hundred dollars, but it could save you thousands (and thousands) in the long run. In short, hiring a home inspector is one of the most important decisions you can make regarding your home purchase and can provide you with leverage when it comes time to negotiate.

Don’t lead with your heart – Although it’s easily done, the one thing you cannot do is lead with your heart and not your head when you view homes. Come prepared with a list of must-haves and reference them when viewing a home. This will keep you on track and focused on finding a home that best meets your family’s needs and wants.

Don’t max out your budget – Although a lender may tell you that you are approved for a certain mortgage, you don’t have to spend that entire amount on a home. In fact, it may be quite beneficial to stay relatively conservative when it comes to home prices – especially if it is your first home.
